Remote Services: For properties anywhere in the US


Setup: Optimize Listing

  • Create an algorithm-friendly listing title and description
  • Add descriptions to all photos - the algorithm scans photo descriptions for keywords
  • Coordinate professional photographer to take listing photos

Setup: Expand booking channels

  • List property on both VRBO and Airbnb in order to enhance visibility and increase bookings

Setup: Optimize Pricing

  • Use dynamic pricing software to adjust pricing based on demand, occupancy, and seasonality

Guest Service

  • Respond to booking inquiries
  • Handle all guest communication before, during, and after their stay
  • Politely request guests to leave a 5-star review after their stay

Booking Strategy

  • During the slow months, it may make sense to pivot to midterm rentals which is when guests stay 30-90 days at a time. Traveling nurses are the primary market for midterm rentals. They pay premiums for furnished midterm rentals. I can list your property on midterm rental sites.

These following services are offered in addition to the Remote Services listed to the left.


Setup: Physically set up STR from scratch

  • Coordinate with Owner on what the desired target market, amenities, and budget are in order to inform the design
  • Create proposed design boards for owner approval
  • Once designs are approved, purchase all furniture, supplies, and decor for the short term rental
  • Physically set up the space until it is ready for guests

Ongoing Property Management

  • Respond to guest emergencies or requests that require in-person attention
  • Coordinate maintenance and be onsite for service calls when needed
  • Inspect contractor and cleaner work
  • Restock supplies
  • Complete small maintenance tasks
  • Take out trash, check mail, and other various on-site activities

FAQs

What if I want to do some hosting tasks and not be completely hands-off?

The co-hosting service package is adapted to each Owner depending on their wants and needs. Do you want to make your listing and change pricing but want someone to handle guest communication? We can do that! Do you want to handle coordinating contractors and maintenance but need someone to do everything else? We can accommodate that!


What is the payment structure?

We work off of a commission-based payment structure. The commission will vary depending on the services provided, but is usually 10% to 15% of gross revenue.
